It can take all day to get the barns ready for our guests. However for short breaks we may be able to flex this depending on whether we have guests arriving or leaving that day, so please contact us to see if a different time can be arranged.
Collecting your keys: You will receive the code to the key safe and easy instructions before your stay.
Parking: Please park "nose-in" to the right of the driveway so that we can accomodate all guests cars.

Barbeques: There are 2 barbecues available for you to use - one is gas powered, the other uses charcoal.
Table tennis: Available in the Open Barn
Toys and Games: There is a range of outside games, toys beach toys and wind-breaks that you are free to use. Take them to your area of the courtyard if you prefer.
Frequently Asked Questions
Are dogs welcome?
Yes, but you must let us know you are bringing a dog and we ask you to bring your pet's bed plus food and water bowls.
I have more than 1 dog; can I bring them all?
We usually have a 2 dog per barn limit, but if you have more please ask as we may consider it.
Is the garden enclosed?
Yes, it is. The 2 lowest points in the garden are 3 ft high gates, the rest of the courtyard is surround by at least a 10ft high wall. The courtyard garden is shared by all 3 barns so we do ask that if other guests are outside you keep your dogs on their leads/under close control. Please also be mindful that not all our guests may like dogs. Perfect for late night and early morning wee trips!
What's the set up with the garden?
The barns are arranged around a shared courtyard garden and the front door to each barn is through the courtyard. Each barn has an area for sitting outside and the plants on the pergola provide some screening.
Do you have wifi?
Yes, but this is rural Norfolk so can be flakey at times and it's certainly not super-fast! You will also find that mobile coverage is limited depending on which provider you use � but you are on holiday!
What time can I arrive?
Usually 4pm as it takes all day to clean all 3 barns during peak holiday periods. Out of season you may be able to gain access earlier, so please ask.
How do I get the keys to my barn?
You will receive the code to the key safe and easy instructions before your stay.
I'd like to arrange for a food delivery. Is that ok?
Yes, no problem. Tesco, Sainsbury, Asda, Waitrose all deliver here. The postcode is NR11 7NB. There is an extra fridge and freezer in the open barn for use by everyone.
Is the beach in walking distance? How far is the beach?
The nearest beach is about 6.5 miles from here (and then you'll be spoilt for choice).
Do you provide towels?
Yes we do. But if you are heading to the beach or if you are using sunscreen, please bring your own beach towels.
Are there any extra charges?
Absolutely none. Our prices are fully inclusive.
Can we bring bikes?
Yes you can store them in our open barn. This is a brilliant area for cycling.
Is it suitable for children?
Yes. We can provide cots, stairgates, fireguards, and highchairs. Corner and Owl are equipped with some toys, children's books and dvds suitable for children.

Introduction
We have tried to provide as much information as possible in this statement and have sub-divided it between the general aspects of Church Farm Barns and then specific information for each barn. If you have any queries, please feel free to telephone.
Pre-Arrival
- We have a basic website.
- Bookings/enquiries can be made by phone or email.
- We can provide information in large print format on request.
- We are in a rural area and it can be difficult to get around by public transport.
- The nearest bus stop is approximately 2 miles away in Calthorpe or Aldborough.
- The nearest train station, Cromer, is 6 miles away; there are accessible taxis at the station.
- There is a RADAR toilet facility in Cromer at the Tourist Information Office.
- We provide a basic pack of provisions for your arrival.
Arrival & Car Parking Facilities
- There is a car park to the side of the barns which is accessed from Regent Street.
- The car park is shingle and on a slight slope; there is a 1 metre wide paving path for some of way to the centre of the courtyard.
- Parking is about 50 metres from the all Barns.
Laundry
- There is an automatic front loading washing machine in the Open Barn in the courtyard. There is shingle underfoot.
- There is also a front loading drier above the washing machine which can be used for drying.
Shop
Leisure Facilities
- There is a table tennis table with bats and balls available for use in the Open Barn.
- The area is lit by daylight.
- There is shingle on the ground.
Grounds and Gardens
- The courtyard has a pergola along each path. There are climbing plants growing up the posts.
- The pathways are marked out by the paving stones.
- The courtyard is shingle underfoot.
- There are flower tubs and pots at various points around the courtyard.
Additional Information
- Information folder can be produced in a larger format if requested.
- Pets and dogs are welcome but please inform us on booking.
- There is no smoking permitted in the Barns.
- In the event of fire, guests should leave by the nearest exit. Please discuss individual requirements with members of your party.

Bailey's Barn Access Statement
Introduction
Bailey's Barn is self catering accommodation on the ground floor and is one of 3 barns around a courtyard.
Arriving at Bailey's Barn
- There is a 1 metre wide paving path for some of way to Bailey's Barn and the path then becomes 'stepping stones' over shingle to the one step into Bailey's Barn.
- The entrance to Bailey's Barn is across the courtyard from the drive.
- To enter Bailey's Barn, there is a step up inside the door. The step is about 30cm high.
Outdoor Facilities
- There is a wooden table and 2 chairs outside in the courtyard. They are placed on shingle just outside Bailey's Barn.
Bedroom
- The bedroom is upstairs in a galleried area above the living space.
- The stairs are carpeted and so is the bedroom. The skirting boards and banister rails are natural wood with white walls. The walls / ceilings are sloping at each side.
- There is a double bed which is 4ft 6in wide and about 45 cm height floor to the top of the mattress.
- The space between the sides of the bed and the banister rails is quite narrow on both sides.
- There are individual bedside lights on both sides of the bed as well as recessed lights overhead.
- Non feather duvets and pillows provided.
- The duvet covers and pillow cases are made of cotton with the fitted sheet of mixed fabrics.
- The windows are rooflights and open outwards. A ladder is needed to open and close the windows. There is a pole to aid closing the blinds.
Bathroom and WC
- The bathroom is on the same level as the main living room and is a wet room style.
- The floor is tiled in a dark colour and there is a rubber mat which can be used in the shower as necessary.
- The door to the bathroom opens inwards from the main room.
- There is a rigid clear screen in front of the shower area.
- The basin has a hot and a cold tap. There is also a pipe underneath.
- The height of the toilet is 40cm.
- There is an overhead light in the bathroom.
Self-Catering Kitchen
- The open plan kitchen is in the main room.
- The worktop is 90cm high with cupboards underneath. There is also a fridge and dishwasher under the worktop.
- There is an gas hob, and an electric grill and oven with a drop down door.
- There is a basic microwave.
- There is a sink with a mixer tap.
- Cutlery, pans, cooking utensils are stored in the cupboards beneath the worktop.
- There are wall cupboards where china and glassware are stored.
- The floor is dark tiles.
- There are spotlights to light the area.
- There is a gate leg table which has two leaves which lift up and are supported by the table legs which unfold. The table is moveable.
- There are 2 dining chairs which are moveable.
Public Areas - Sitting room, lounges, lobbies etc
- There is one open plan room on one level which is the kitchen, sitting room and dining table with the bathroom leading off.
- The flooring in the main room carpeted and the sitting area has a large rug covering the floor.
- The lighting is provided by recessed lights, spotlights and standard lamps.
- The television can be adjusted to provide subtitles and can be controlled remotely. (Also available are DVD, stereo with CD and radio.)
- There is a sofa, an armchair and a coffee table.

Corner Barn Access Statement
Introduction
Corner Barn is self catering accommodation on the ground and first floor and is one of 3 barns around a courtyard.
Arriving at Corner Barn
- There is a 1 metre wide paving stone path into and round the courtyard area. There is a gentle slope up to the front door.
- The entrance to Corner Barn is in the far corner of the courtyard.
- To enter Corner Barn, there is a step up inside the door. The step is about 30cm high.
Outdoor Facilities
- There is a garden table and chairs outside in the courtyard. It is placed on shingle and there is a slight drop of 10 cms from the paved terrace area outside the door of Corner Barn.
- It can be reached by following the path down the slight slope to the bench.
Public Areas - Hall, Stairs, Landing, Corridors etc
- The threshold to Corner Barn is 4mm height.
- The hall area on the ground floor is 2.5 metres wide.
- The decor is contrasting with dark flooring, the doors and skirting boards are natural wood and the walls are white.
- The floor is tiled.
- There are stairs which are carpeted with a short pile carpet.
- There is a smoke alarm fitted upstairs on the landing.
- All the rooms on the ground floor are on one level.
- The lighting uses low energy light bulbs so a few moments are required to reach full brightness.
- There is a carpeted staircase to the first floor.
- The first floor is carpeted in shortpile carpet throughout with a large rug in the galleried area.
- There are sloping ceilings/walls to the galleried room which opens out above the sitting room downstairs.

- The sitting room is on one level and can be reached either through the inward opening, glazed double doors from the hall area or through the kitchen/dining area (also access from the end of the hall area).

- Some of the lighting is provided by low energy lighting and some is provided by spotlights.

- Galleried room upstairs
- There is a sloping ceiling leading into the galleried area.
- There is a double sofa bed upstairs in the gallery which sleeps 2 people.
Public WCs
- Inside Corner Barn, there is a small cloakroom from the hall area.
- The door opens inwards.
- There is a 10 cm step to a plinth where the toilet and hand basin are located. The step is clearly marked by a safety strip.
- The basin has pipes underneath.
- The flooring is dark tiles with clearly contrasts with the skirting boards and door, and white walls.
Ground floor bedroom
- The bedroom on the ground floor is level with the hall area and is carpeted in short pile carpet.
- The door and skirting boards are natural wood with white walls.
- The inward opening door is 79 cm wide.
- There is a double bed which is 5ft wide (king size) and 60 cm height floor to the top of the mattress.
- Largest transfer space available to the left of the bed is 1.6 metres.
- The bed is moveable to provide more space on one side or the other.
- The lighting is low energy recessed lighting with individual bedside lights on both sides of the bed.
- Non feather duvets and pillows provided.

Bedroom 2 upstairs
- There is a double bed (4ft 6in wide) and the height is 55cm from floor to the top of the mattress.

- The duvet cover and pillow cases are cotton and the fitted sheets are made of mixed fabrics. Towels provided are cotton.
- The lighting is low energy recessed lighting with individual bedside lights on each side of the bed.
- There are 3 rooflights (velux windows) and these open outwards. They are a means of escape onto the roof in the event of fire.
- There is a rug at the end of the bed.
- The walls and ceilings slope and there are wood beams.
- The white walls contrast with the natural wood skirting and doors.
- There is an en-suite shower room.
Bedroom 3 upstairs
- There are 3 single (3ft wide) beds.
- Non feather duvets and pillows provided.
- The duvet covers and pillow cases are cotton and the fitted sheets are made of mixed fabrics. The towels provided are cotton.
- There are two roof lights (velux windows) and these open outwards. These are a means of escape onto the roof in the event of fire.

- There are sloping ceilings above each of the beds and some low beams.
- Short pile carpet is on the floor with good contrast provided by natural wood skirting boards and doors. The walls are white.
- There is an en suite shower room & WC with the door opening outwards into the bedroom.
Ground floor bedroom en-suite shower room & WC
- The shower room and WC is en-suite.
- The lighting is provided by low energy recessed lighting.
- The floor is tiled in a dark colour, the walls are tiled in white. There is a rubber mat which can be used as necessary.
- The door to the shower room opens outwards into the bedroom and is 79 cm wide.
- The shower is a walk-in style and is level entry. There is an adjustable shower head on a riser rail and there is a lever-type tap is on the wall. The temperature is adjusted by turning the lever. There is a screen in front of the shower area and the gap between the screen and the wall is 75cm. The width in the shower between the wall and the screen is 83cm. There are two grab rails � one on the back wall and one in front of the shower. A stool is available.
- The basin has pipes underneath, with a mixer tap in the centre of the basin.
- The height of the toilet is 40cm. The space to the left of the toilet is 85 cm and there is no available space on the right side. A frame for the toilet is available on request.
First floor double bedroom en-suite shower room & WC
- The door into the shower room opens outwards into the bedroom.The door is 60cm wide.
- The lighting is low energy recessed lighting.
- The floor and skirting is tiled with dark tiles; the walls are painted white or there are white wall tiles. The door is natural wood.
- The ceiling slopes considerably at the far end of the room.
- There is a step up into the shower tray.
- A rubber mat is provided for use in the shower.
- The shower cubicle is 90cm x 90 cm. The door of the cubicle opens outwards into the bathroom.
- There is a fixed shower head over the shower area and the mixer tap is a lever style.

- The door opens outwards into the bedroom.

- The shower head is adjustable and there is a lever style mixer tap.
- The flooring and skirting is dark tiles, with white tiles in the shower and white walls. The door is natural wood and the walls are white.
Self-Catering Kitchen
- The open plan kitchen and dining area is off the hall area and leads through to the sitting room. It is 4m x 4m in size.
- The door to the kitchen is 79 cm wide.
- The worktop is 90cm high with cupboards underneath. There is also a fridge and dishwasher under the worktop.
- The hob is halogen and is 90cm high. Underneath is the oven and grill. The oven door is drop down.
- There is a basic microwave.
- There is a sink with one full size sink and a half size sink. There is a single mixer tap between the two sinks.
- Cutlery, pans, cooking utensils are stored in the cupboards beneath the worktop.
- There are wall cupboards where china and glassware are stored.

Introduction
Owl Barn is self catering accommodation on the ground floor and is one of 3 barns around a courtyard.
Arriving at Owl Barn
- There is a 1 metre wide paving path for some of way to Owl Barn and the path then becomes �stepping stones� over shingle to the bottom of the steps into Owl Barn.
- The entrance to Owl Barn is across the courtyard from the drive.
- There are 5 steps up to the front door, the steps are 16 cm high, 1m 39 cm wide and 46 cm deep. The step up to the threshold of the door is 8 cm high.
Outdoor Facilities
- There is a wooden table and 6 chairs outside in the courtyard. They are placed on shingle at the bottom of the steps.
Double Bedroom
- The bedroom is off the main room and is carpeted.
- The door and skirting boards are natural wood with white walls.
- There is a double bed which is 4ft 6in wide and about 55 cm height floor to the top of the mattress.
- The bed is moveable to provide more space on one side or the other.
- There is one overhead light and individual bedside lights on both sides of the bed.
- Non feather duvets and pillows provided.

Christmas at Church Farm Barns
We try to make the Christmas and New Year weeks at Church Farm Barns very special. We put up a Christmas tree in the courtyard. Each barn is decorated with a smaller tree, mistletoe and other decorations.
Our Christmas week starts on 21 December and New Year's week on 28 December. However at this early stage we can be flexible with dates. Make your booking early!
We do not do short breaks during this fortnight - too much cleaning! And we prefer to let all three courtyard barns to the same group.
The courtyard barns sleep up to 17. Corner Barn is large enough to accommodate everyone for a sit down dinner. We provide tablecloths and an extra banqueting table.
Having the three courtyard cottages means there is always somewhere to escape to when the family gets a bit much!
